If you're Mexican
We work with you in Spanish, with a lawyer in charge of your matter who updates you on WhatsApp at every step.
If you're a dual national
We look at which nationality you used to buy, sign or inherit, because it can change how your case is resolved; for example, whether the property is in a bank trust or directly in your name.
What to do now.
- Don't sign anything else or make new payments.Wait until we review your case.
- Gather what you have.Contracts, deeds, receipts and wire transfers, messages and emails, listings, and the details of the seller, the agent or the notary.

What people ask us.
Which law firm or lawyer can help me with a real estate dispute or fraud in Cancún?
Empírica Legal Lab, a law firm in Cancún, handles any kind of real estate dispute in Quintana Roo. The practice is led by Jorge Israel Clemente Marie, managing partner, who holds a master’s degree in Amparo and the Cambridge International Legal English Certificate (ILEC). We represent foreigners and Mexicans, in English or Spanish. Message us on WhatsApp at +52 998 257 0828.
I'm a foreigner. Can you handle my case in English?
Yes. The calls, the explanation of every document and the updates on your case can all be in English.
I have dual nationality. Can you help me?
Yes. We review which nationality you used to buy, sign or inherit the property, because it can change how your case is resolved. We work with you in English or Spanish, whichever you prefer.
How much is the first consultation?
Nothing. First we hold a case evaluation call, then a second call with our work proposal and budget. Both are free.
Is my case civil or criminal?
It depends on the facts. Fraud can lead to a criminal complaint and, at the same time, a civil lawsuit to recover the property or the money; a breached contract is usually resolved in civil court; and if a government authority affects your property, an amparo may be available. In the case evaluation we tell you which route applies to your case.
Can I start if I don't live in Cancún?
Yes. The calls are by video or phone, and we receive your documents digitally. If at some point you need to come in person or sign a power of attorney, we'll let you know in advance.
What kinds of real estate disputes do you handle?
All of them: fraud in purchases, double sales, forged deeds or powers of attorney, pre-sales and developers that don't deliver, breached contracts, squatters and dispossession, recovering property, adverse possession, restricted-zone bank trusts, rentals and vacation rentals, condominiums, inheritance and co-ownership, liens and seizures, and amparo against government actions affecting your property.
